Why use a registered valuer?
A Registered Valuer has completed a tertiary qualifications and undertaken three years of practical valuation experience to gain registration with the New Zealand Institute of Valuers, now contained within the Property Institute of New Zealand.
Registered Valuers are trained to make independent informed decisions on all property matters and likely specialises within a geographical area and focuses on certain property types whether it be residential/lifestyle, commercial, industrial or rural.
The Registered Valuer is trained to interpret market activity and apply various methodologies to derive a market valuation being the likely worth of a property at valuation date.
A valuation is Registered Valuer's professional assessment of how much a property is worth. It’s different from the property’s Rateable Value (RV), formerly called the Government Valuation or GV. The RV is set by the local authority for the purpose of setting rates.
A Registered Valuer will visit the property and do a thorough inspection, as well as reviewing recent sales of similar properties in the area.
A valuation report from a Registered Valuer gives you comfort in the price you are offering or accepting. A valuation by a Registered Valuer is a common condition that is added to many offers with it often required by the Bank or lending institution.
Registered Valuers must be certified by the Valuers Registration Board and they require an annual practising certificate if they are valuing for the public.
Registered Valuers are required under the Property Institute to carry out a minimum of 20 hours per year in Continuing Professional Development with various seminars and conferences held throughout the year along with webinar presentations and in Blackmore Group instance, significant further in-house training.
